Should I buy or rent at JBLM?

It depends on how long you expect to be here, whether you’d keep the home as a rental after your next PCS, and how your BAH compares to a full mortgage payment. Many families find buying makes sense for tours of two years or more, especially with a VA loan and $0 down.

Some families are better off renting, and we’ll tell you honestly which fits your situation. No pressure, ever.

How does a VA loan work?

Eligible buyers can purchase with $0 down and no monthly mortgage insurance, and there’s no VA loan limit with full entitlement. Most buyers pay a one-time funding fee (2.15% on a first-use, zero-down purchase), which can usually be financed. Veterans receiving VA disability compensation are generally exempt.

Washington also offers up to $10,000 in Veterans Downpayment Assistance for eligible buyers. Tip: request your Certificate of Eligibility (COE) as soon as you have orders.
